Commercial Locksmith and Door Contractor in Chula Vista

Commercial locksmith and door repair in Chula Vista covers aluminum storefronts, exit devices, closers, mortise locks, and rekeying. Commercial Lock & Door Co. works both the older west side corridors and the newer centers east of I-805 in San Diego County.

Two building stocks split by the 805

Chula Vista holds two different commercial building stocks.

West of I-805, along Broadway and the Third Avenue corridor, the buildings are older: aluminum storefronts that have been rehung more than once, hollow metal back doors in block walls, hardware that stopped being manufactured years ago. East of 805, toward Eastlake, Otay Ranch and Millenia, the construction is newer, the doors are wider stile, and the finish expectations are higher.

We work as a door contractor first. Most lock complaints in this city are door problems. A latch that will not catch is usually a worn pivot or hinge letting the leaf sag, a racked frame, or a strike that no longer lines up with the deadlatch. Sometimes it is a closer whose latch speed or spring size was never set for the door, so the leaf arrives at the frame without enough force to push through the weatherstrip and seat the latch. The lockset itself is often the last thing wrong. We diagnose the opening, quote the repair, and schedule around your tenants.

Most of the work here is account work: a property manager with suites across several centers, an office manager pulling keys after a termination, a facilities lead who wants one key system covering every building. Ask for a quote and we set the account up from there.

What Chula Vista buildings call us for

The call list splits along the freeway. West side jobs are repair and retrofit on hardware that has been in service a long time.

East side jobs are wear on newer hardware that was specified light for the traffic it actually gets, plus keying work as tenants move in and out.

  • Storefront deadlatch and pivot replacement on aluminum entries
  • Rim, surface vertical rod and concealed vertical rod exit devices: rod adjustment, latch replacement, dogging repair
  • Closer replacement and templating, including spring size, latch speed and backcheck on doors that catch wind
  • Mortise lock service and function changes in medical and office suites
  • Rekeying and master key systems across multi-tenant centers
  • Hollow metal frame, strike and hinge repair after forced entry

Retail centers, medical suites and campuses

Multi-tenant retail turns over. Each turnover is a rekey, sometimes a lock change, and often a closer that was propped open instead of adjusted, so the arm is bent or the spring has gone soft and the door no longer latches on its own.

We handle the suite and the common area doors on the same visit so the center stays on one system.

Medical and dental space brings fire rated and cross corridor doors into the picture. Those doors carry labels, and cutting or drilling them in the field voids the label. Campus work has its own pattern: panic hardware that gets dogged for the day and secured at night, classroom function locks that let a teacher secure the door without stepping into the corridor, and cylinders that all belong on one restricted keyway you control.

How we work with facilities and property managers

Quotes are itemized by opening, so you approve a building instead of a mystery total. We take purchase orders, work through your portal or work order system, and coordinate with tenants before we arrive.

If your property requires vendor paperwork before we badge in, send the requirements with the quote request so we can review them before anything gets scheduled.

One call here usually becomes a standing account. Once your keying is documented, the next request is a phone call and a suite number.

Chula Vista questions

Do you work on the older aluminum storefronts on Third Avenue and Broadway?

Yes. Those openings usually need a pivot, deadlatch or closer decision before a lock decision. Where the original parts are long gone, we retrofit current hardware into the existing stile and frame rather than replacing the door.

Can you put several Chula Vista properties on one key system?

Yes. A master key system lets one manager key run multiple sites while each suite keeps its own change key. Pinning is planned so the system can expand later, and a restricted keyway keeps copies off the hardware store rack.

Our newer center came with light duty locks. Are they worth upgrading?

Often, yes. Many newer retail and office shells around Eastlake and Millenia were handed over with builder grade locksets never meant for daily tenant traffic, and they show it within a few years as loose levers and sticking latches. Upgrading the high cycle doors to Grade 1 hardware while keeping the same keyway and finish is a contained project. Low traffic doors can stay as they are; we recommend upgrades only where the duty cycle justifies them.

Can you do the work after hours so we do not have to close?

Yes. Occupied storefronts and suites are usually worked before open or after close, and rekeys in office space can run in the evening so staff are not trading keys mid shift. Tell us the tenant's hours when you request the quote and we schedule around them.

Do you cover Eastlake, Otay Ranch and Millenia, or just the west side?

Both sides of the 805: the Broadway and Third Avenue corridors, the Main Street industrial stretch, and the newer centers in Eastlake, Otay Ranch and Millenia. Portfolios that reach into Otay Mesa or the rest of the South Bay stay on the same account.

Our fire rated door will not latch. Can you fix it in place?

Usually, yes. A rated door that will not latch is most often a closer, strike alignment, or hinge and frame problem, and all of those can be corrected in place: closer spring size and latch speed, strike position, hinge tightening or shimming. What we will not do is cut or drill the door beyond the limited field prep its listing allows. Anything beyond that goes to a shop that can do it under label.
