A lab, a shipping bay, and three suites in one shell

Sorrento Valley buildings are rarely simple.

A low rise shell off Sorrento Valley Road can hold a wet lab, a shipping bay, a server closet, and three office suites, each with its own opening, its own key, and its own group of people who need access through it. That is the work we do.

Commercial Lock & Door works the business park corridor between the 805 and the 5 as a door contractor and commercial locksmith. Storefront entries, hollow metal service doors, exit devices, closers, mortise and cylindrical locks, and the keying behind all of it. We quote from the actual openings, schedule around your tenants, and set the account up so the next request is one call.

The openings that actually break here

Most calls in this district come down to a handful of doors that get used hard and were specified by somebody who left the company years ago.

The front entry is aluminum storefront, which behaves nothing like a wood or hollow metal door: narrow stile, adapter plates, a deadlatch that has to meet its strike inside a small tolerance, and a leaf that shifts as the pivots wear. The back of the building is hollow metal, exposed to weather and to carts. The interior doors stay quiet until a lab manager needs a room secured by Friday.

  • Storefront entry repair: pivots, closers, deadlatch and hook bolt locks, strike alignment, thresholds and sweeps
  • Exit devices: rim, mortise, surface and concealed vertical rod, latch and rod adjustment, dogging, trim and end cap replacement
  • Closers: templated to the frame condition that exists, with backcheck and sweep set so the door latches instead of slamming
  • Interior locksets: mortise and cylindrical, Grade 1 where the traffic justifies it, matched to existing prep so nobody is patching a door
  • The door hardware a reader or keypad depends on: electric strikes, electrified levers, request to exit devices, power transfers, and door position switches

Keying a building where nobody agrees who has access

Lab and R and D buildings collect keys. A tenant expands into the suite next door, a vendor gets one for roof access, a departing lead hands back two keys out of five, and the master key system quietly stops meaning anything.

Rebuilding it starts with a written schedule of who opens what. The pin stacks follow the schedule, not the other way around. Restricted keyways earn their cost in this district because copies stop walking out to a hardware store counter and every key issued has a signature behind it.

Suite turnover is the other half of it. When a tenant vacates, the suite entry, interior offices, cold room, and shipping door all have to change while the building master still works. In most cases that is a rekey rather than a lock change, and it does not require new hardware if the cylinders are sound.

Fire doors, egress, and the parts you do not improvise on

Corridor, stair, and demising doors in these buildings usually carry a label, and that label is a statement about how the assembly was built and tested.

Drilling a labeled door for a deadbolt or cutting a new prep in the field voids the label, and that shows up at inspection. So does wedging a cross corridor pair open because the vertical rods stopped latching. There is almost always a compliant way to get what the tenant wants: a different lock function on the existing prep, a listed kit made for that door, or a hold open tied to the fire alarm.

Egress is the other line. A lab suite can be tight from the outside and still has to release with one motion on the way out, no key, no hunting for a thumbturn. Where an opening is held by an electric strike or a mag, fail-safe versus fail-secure is a decision with real consequences during a power loss, and it should be made deliberately rather than inherited from whoever was here last.

Quoting and scheduling around a working campus

Nothing in an operating lab pauses for a locksmith. We quote from what is on the door, so the scope is settled before anyone arrives, and we schedule around tenant hours, shipping cutoffs, and clean space windows.

If your management company requires vendor paperwork on file before a first visit, send those requirements with the quote request so it is handled up front. Purchase orders, per building billing, and net terms are normal for this kind of account. Most of our work along the 805 corridor is repeat work for the same facilities and property management teams: a closer this month, a suite turnover next quarter, a keying cleanup when the budget finally clears.

Sorrento Valley questions

Can you service the doors on our card reader openings?

Yes, on the hardware side. Electric strikes, electrified levers and exit device trim, request to exit devices, power transfers, door position switches, and the door and frame prep all of it mounts to. We also design and install complete access control systems, readers, keypads, controllers, and credentials included. If your building already runs on an integrator's platform, we are glad to handle just the door hardware side and coordinate with them.

Can one lab suite be rekeyed without disturbing the building master?

Usually. If the system is documented, the suite cylinders get new change keys pinned to the same master and the master still operates them. If the key schedule is long gone, we can read the existing pinning, rebuild the chart, and hand you a written record so the next change is straightforward.

Our corridor doors are fire labeled. Can we add a deadbolt?

Not by drilling the door. Field modification voids the label, and an inspector will find it. The usual answer is a different lock function on the existing prep or a listed kit built for that door. Tell us what you are trying to control and we will find the version that keeps the label intact.

How do quotes and billing work for a business park tenant or manager?

We look at the actual openings, then quote the scope in writing. Cost is driven by hardware grade, door and frame condition, how many openings key together, and whether the work has to happen outside tenant hours. Once an account is set up, the next request is a description and a PO number instead of a new vendor process.

Can you do the work after hours so lab operations are not disrupted?

Yes, and for most of this district that is the default. A closer swap on a lobby entry or a keying change at the shipping door goes faster with the suite empty, so evening and weekend visits are routine. Flag any restricted or gowned spaces when you request the quote and we plan the visit so nobody is escorting a tech through a clean space mid-shift.

We are locked out of our suite in Sorrento Valley. Is that something you handle?

Yes, commercial lockouts are part of the work. We open the door without damaging the lock where the hardware allows it, and since most storefront lockouts trace back to a failing deadlatch, a dropped door, or a key that should have been retired, we can usually fix the cause in the same visit instead of just getting you in.
