Mission Valley runs east to west along the river between the I-8 corridor and Friars Road, and nearly every building in it takes public traffic all day.

Hotel entries off Hotel Circle, regional retail centers, and office mid rise on Camino del Rio share one condition: front doors that stay in motion from open to close, plus stair and garage doors that have to keep working correctly while they do.

Storefront entries that cycle all day

A hotel lobby entry and a mall doorway stay in use every hour the property is open, and the failures that come with that are predictable.

Closers lose their backcheck and the leaf swings into the stop or the sidelite. Offset pivots wear, the door drops, and the deadlatch no longer meets the strike, so the door reads locked without actually being locked. Exit devices get dogged down at open and never get undogged at close, and the opening spends the night unsecured.

We repair before we replace when the frame and the leaf are sound. A storefront door is rarely a stock item, and lead time on a matching leaf is not what a property manager wants to hear on a Friday afternoon. When a replacement is genuinely the right call, we say so and put the hardware schedule in the quote.

Stair doors, garages, and fire rated openings

Mission Valley has a lot of structured parking and a lot of stairwells tying a garage to a lobby. Most of those doors are labeled, which changes what can be done to them.

Job site preparation is limited to what the standard and the door manufacturer allow, generally holes for surface applied hardware and function holes for a mortise lock. A cutout the leaf or frame was never listed for takes written authorization from the manufacturer or a shop prepped replacement, and without that the label no longer stands behind the opening.

Positive latching has to stay intact on a labeled leaf, and that drives the hardware choice. An electric strike on a labeled opening is specified fail secure and listed for fire doors, because a fail safe strike releases the keeper when power drops and leaves the door unlatched. For the same reason, fire exit hardware is supplied without a mechanical dogging feature, and electric latch retraction on a labeled opening has to release on fire alarm so the latch throws again. A maglock does not latch at all, so it does not belong on one of these doors.

Stair reentry is the other recurring call. If people are getting stuck in a stairwell, the fix is hardware built for that condition, not a latch someone taped or a lock backed out until it stopped catching.

On tenant turnover or a termination, the first question is whether the existing cylinders are sound. If they are, rekeying keeps hardware you already own in service and puts the building back on a key set only you hold. If the lock is worn, the wrong grade for the opening, or the wrong function for the door, changing it out is the honest answer. Can you work around hotel occupancy and retail hours?

Our stairwell doors lock people in. What is the fix?

That is a hardware question, not a policy question. Depending on the opening, the answer is a stair reentry lockset, electrified hardware that releases on alarm, or a corrected latch. We look at the door, the label, and how the building is arranged before recommending anything.

Can you install an electric strike in a fire rated door?

Only with a preparation the door and frame are listed for, and only with a strike rated for a labeled opening. Field cutting past what the manufacturer allows takes the label off the opening, and the door still has to latch positively, which means fail secure hardware there. Sometimes that means ordering a prepped frame instead of modifying the one you have. We will tell you plainly which situation you are in.

Can you quote from photos before coming out?

Usually, yes. Photos of the door, the hardware on it, and the frame are how we see most openings, and they let us price most repair and lock work up front, and the quote is itemized so you can put it in front of ownership or send it up to your PM. Storefront leaves and labeled openings usually need measuring, and when that is the case we say so and quote after a site visit.

Our ground floor doors took on water last winter. What does flooding do to door hardware?

More than it appears to, and the damage often shows up weeks later. Water wicks into hollow metal doors and rusts them from inside, floor closer cases fill with silt, and cylinders and exit device internals corrode after a short soak. After river flooding we open and inspect hardware on affected openings instead of waiting for a seized closer or rusted latch to let go. Openings that flood repeatedly are worth converting to hardware and finishes that tolerate it.
