El Cajon runs on older buildings. Much of the commercial stock around the I-8 and SR-67 interchange went up between the 1960s and the 1980s, and a good share of it is still on its original frames.

East County storefront is usually narrow stile aluminum hung on offset pivots, not a continuous hinge. When the door starts to sag, the deadlatch stops meeting the strike and everyone assumes the lock failed.

The lock rarely did. The pivot is worn, the bottom rail is loose, or the frame has racked, and storefront door repair means fixing that before touching the lock. A new latch in a sagging door buys a few weeks.

The industrial side is different work. Block and tilt-up buildings put a hollow metal man door in a welded frame, hang it in full sun, and forget it. Those openings fail at the hinge stile and the closer. We shim and weld hinges, reinstall closers on the correct template with the backcheck set so the arm stops the door before the wall does, and replace worn strikes so the latch has something square to catch.

The common pattern here is a building where three generations of tenants each added a cylinder and nobody knows how many copies exist. Rekeying is the easy part. The useful part is deciding what a key should open before anything gets cut.

If hardware store duplicates are the real problem, a restricted keyway is the fix, and it costs more up front for a reason.

Repair before replace, and how the quote reads

Owners out here watch the number, and that is fair. Most of the time repair is the honest answer.

A hollow metal door with a torn hinge stile can be reinforced. A storefront door with a blown bottom rail can be rebuilt in place. A worn 161 prep will take a new lock without touching the skin, and a mortise pocket will accept a new body in the same cutout when the trim lines up. There are openings where repair is the wrong call and we say so in writing. A frame welded out of square will keep eating latches, and a labeled fire door that someone already drilled has lost its label for good.

We measure the opening first and note handing, door thickness, frame type and existing prep, then send a written quote with hardware listed by manufacturer, function and grade. Can one key open a whole strip center without letting tenants into each other's units?

Yes. That is what a master key system does. Each tenant carries a change key that turns only their cylinder, while the owner or manager carries a master that turns all of them. We keep the keying schedule on file so later rekeys stay inside the system instead of breaking it.

The back door on our shop drags and will not latch. Is that a lock problem?

Usually not. On hollow metal doors the hinge stile wears and the top hinge pulls, which drops the latch below the strike. On aluminum storefront, pivot and threshold wear does the same thing. We check the gap around the door before quoting hardware, because a new lockset on a door that hangs low fails the same way.

Our exit door has a fire label. Can you add a keypad to it?

Sometimes, but only within what the door's listing allows. A labeled door permits only limited field prep, so the keypad goes on as listed hardware in an existing or listed prep, never a freehand cut. Going beyond the listing voids the label, and an inspector can write it up. The rest of the opening has to stay right too: fire exit hardware with no mechanical dogging, and a closer that latches the door on its own every time.

Do you work with property managers who need paperwork before a vendor starts?

Yes. Onboarding packets and purchase order numbers are routine, not a special request. Recurring accounts also get keying records and hardware history kept on file, so a lock question about a suite two years from now has an answer instead of a guess.

Can you do the work without shutting the business down?

Mostly, yes. Lock, closer and exit device work happens with the business open, one opening at a time. When a storefront door has to come off its pivots for a bottom rail or threshold rebuild, we schedule it before you open or after you close so the entrance is never standing open during business hours.

An employee left with keys. Do the locks need to be replaced?

Usually not. A rekey after an employee leaves changes the pins in the existing cylinders so the old keys stop working, without new hardware. Full replacement only makes sense when the lock is worn out anyway or you want to move to a restricted keyway at the same time.
