The blocks off Miramar Road between I-15 and I-805, and the side streets running up toward Carroll Canyon, are tilt-up concrete shells, dock aprons, contractor yards, and self storage, usually with a small front office bolted onto the face of a much larger building. What fails first on a tilt-up building

A hollow metal door in a welded frame is a durable opening until something hits it, and in this district something usually does. Once the frame is racked even slightly, it stops presenting the strike squarely to the latch.

What the facilities manager sees is a door that looks closed and is not locked.

  • Deadlatch plungers riding on the strike lip instead of the strike plate, which leaves the latch retractable by hand
  • Strike plates and strike boxes pulled loose in the frame from repeated shouldering
  • Surface closers weeping oil, losing backcheck, and letting the door slam into the wall or drag on the sweep
  • Grade 2 cylindrical levers on high cycle rear doors that should have been specified Grade 1
  • Exit device rods and bottom latches knocked out of adjustment, so the top latch holds and the bottom does not

Keying a building where crews and tenants change

Warehouse tenancy turns over and so do warehouse crews. Rekeying to the existing master is usually less disruptive than replacing hardware, as long as the keyway family and the pin stacks still support the levels you need.

If the building runs small format interchangeable cores, cores can be built off site and swapped during a quiet hour so nobody loses a dock or an office mid shift. Conventional cylinder buildings get pinned on site.

For a portfolio we prefer a documented keying schedule: every door named, its function listed, and the level of key that opens it. A restricted keyway is worth discussing if you want duplication controlled at the source instead of at a hardware store counter.

Fire rated openings and powered hardware

A forklift clipped the frame on our man door. Is that a locksmith problem or a contractor problem?

Start with us. Impact damage on hollow metal frames is routine in Miramar warehouses, and more of it is repairable in place than people expect: a sprung frame face worked back, a torn strike prep rebuilt and reinforced, the door rehung on fresh hinges. When a frame is bent past what field repair can correct, we say so and scope the replacement. Either way the opening is secured before we leave, even when parts have to be ordered.

Can you set up key control for a building with contractors and vendors coming through daily?

Yes. Miramar buildings host subcontractors, delivery crews, and service vendors all day. The usual setup is a restricted keyway on the perimeter and sensitive rooms so blanks cannot be bought and copied, vendor keys cut only for the spaces they actually need, and a written issue log so every key out the door has a name on it. When a contract ends, the affected cylinders get rekeyed rather than trusted, and the log tells you exactly which ones those are.

Do you work on the roll-up dock doors too?

No. Our scope is the pedestrian openings and their hardware: hollow metal man doors, aluminum storefront, exit devices, closers, locksets, cylinders, and the hardware powered doors rely on. Sectional overhead doors, dock levelers, and dock seals are a separate trade, and we will say so rather than take the call.

Can a rekey happen without shutting down the dock?

Generally yes. Rekeying is cylinder work, not door work, and it can be staged so one entrance stays live while another is offline. Tell us which doors carry traffic during receiving and we will sequence around them.

An employee left with keys to the warehouse. Do we need new locks or just a rekey?

Just a rekey in most cases. The cylinders that key operated get repinned, the old key stops working, and new keys are cut, all on the existing hardware. A full lock change after an employee termination only makes sense when the hardware is failing or was never the right grade. If nobody knows how many copies are out, rekey the perimeter and anything sensitive, then start an issue log so the next departure is a shorter list.

Can you put a keypad or card reader on our warehouse office door?

Yes. For one door, a standalone keypad lock usually does it: codes managed at the door, no wiring, no panel. Once you want an audit trail, credentials for a rotating crew, or several openings on one system, wired access control with an electric strike or an electrified lever is the better spend. Either way the door has to close and latch right first, because no reader fixes a latch that will not engage.
