A few doors carrying a whole distribution building

Trucks stack along the 905 toward the port of entry, the 125 feeds the industrial parks, and the buildings behind them are big concrete boxes with a handful of doors carrying everything.

Volume is the variable here. Shift changes and dock traffic put the same three or four openings through cycle counts that ordinary office hardware never sees.

We work on the doors and the access control behind them. Hollow metal man doors in tilt-up walls, exit devices on egress paths, closers that have to hold against wind coming across the mesa, gate and yard hardware, and the small aluminum storefront at the office corner of most of these buildings. Work is quoted per job from photos, itemized, scheduled around your receiving windows, and written up so the invoice matches the PO.

What actually fails on a tilt-up building

The pattern repeats. A closer loses its backcheck and the door starts slamming into the frame.

The strike walks out of alignment and the latch has to be forced. Somebody tapes the latch or drops a wedge because the door has become hard to use, and now a hardware problem has turned into a security problem.

Dust and truck traffic add their own load. Grit collects at the bottom strike on rod hardware, gate cylinders need a weather resistant style, and a frame that has been hit and left alone will keep chewing through hardware until the strike is repositioned or the frame is straightened.

• Closers templated to the actual opening, with arm choice, spring size, and backcheck set so the door stops before it hits the wall
• Rim and vertical rod exit devices: latch and rod adjustment, top latch service, dogging that works, touchbar and end cap replacement
• Hollow metal repair: strike and frame reinforcement, hinge repair where screws have pulled from the reinforcement, wrap repairs on damaged jambs
• Aluminum storefront: deadlatch replacement, pivot and hinge work, MS deadlock and hook bolt service, threshold and weatherstrip
• Gate and yard hardware keyed into the building system instead of onto its own ring

Keying a building that runs on shifts

A distribution building usually has more keys in circulation than the front office believes. Shift leads, yard staff, cleaning crews, and drivers who were handed a key once and never handed it back.

The fix is a master key system with a written bitting chart and a keyway you can actually control, not a bigger ring.

Restricted keyways matter more here than in a typical office suite. A blank anyone can buy at a hardware store means every departure takes a copy with it. If your building already has a system that has drifted over the years, we can read the existing pinning, map what is out there, and rekey in stages so receiving keeps running.

Access control systems and the hardware under them

We design and install complete access control systems: card, fob, and mobile-credential readers, keypads, and door controllers, including cloud-managed platforms.

We also install the hardware those systems operate: electric strikes cut into the frame correctly, electrified levers and continuous hinges with power transfer, request to exit switches, door position switches, and mag locks where the opening calls for one. Plenty of buildings out here already run readers at the main entry and the driver door; if an integrator runs that platform, we install just the door hardware side under it.

Two decisions cause most of the trouble. Fail-safe versus fail-secure has to match the egress and fire condition at that specific opening, not the habit of whoever ran the wire. And whether the opening is rated, because a labeled door and frame narrows what can legally be cut in the field.
